Lease management

Services offered:

a. Financial management: collection and payment of rents to the owner, reminders of payments, calculation and application of indexation, payment of expenses/ provisions to the trustee if apartment,...

b. Administrative management: a permanent point of contact between the landlord and the tenant. It includes moving in/out management (key collection, index statement, advice, signature of energy recovery contracts, etc.), insurance control (owner/tenant), annual visit, management of legal declarations, sending a quarterly report to the owner, various correspondence, supervision of the building, ...

c. Legal management: litigation management, call to the judicial officer/ lawyer,...

d. Technical management: reminder and follow-up of interviews, payment of construction invoices and follow-up of these, application of protective measures in case of emergency, declaration of disaster,...

None of these services include conducting an inventory. As the manager replaces the owner, an external expert will be called for all the inventory. This expert can be chosen by the owner.

Prices for the different services:

Belgium:

a. 4,84 % (VAT) or 4 % of fees + 21 % VAT, of the amount of the rents and accessories due.

a. + b. + c. + d. 10.89% (VAT), or 9% of fees + 21% VAT, of the amount of rents and accessories due.

For the package (a. + b. + c. + d.) + unpaid rent insurance: 15.73% (VAT), or 13% of fees + 21% VAT, of the amount of the rents and accessories due.

Luxembourg:

a. 4,68 % (VAT) or 4 % of fees + 17 % VAT, of the amount of the rents and accessories due.

a. + b. + c. + d. 10.53% (VAT), or 9% of fees + 17% VAT, of the amount of rents and accessories due.
